 Landlords looking to improve their returns from their property portfolio need look no further than the student market, according to the latest figures. From independent research from the Landlord’s Panel of London-based BDRC Continental.

The yield of a property is its annual rental income as a percentage of its current value, and the average yield for properties across the private rented sector is 6.2% at present. However, young single tenants average a yield of 6.22%, while the highest yield comes from students at 6.45%. As a comparison, here are some examples of yields from other sectors of the market:

Retirees 6.16%

White collar/professional 6.13%

Executive/company lets 6.13%

Young couples 5.94% 

Manual workers 5.94%

Non LHA benefit claimants 5.78%

The main factor accounting for the higher yields from students seems to be that properties let to students are generally let on a room-by-room basis, thus generating higher income. However, a combination of initial outlay to furnish the property, generally higher than average maintenance costs, particularly clean up, and tenancy terms of 10 or 11 months, all in the context of a downturn in the student market have led to some of our student Landlords diversify their range of tenants to include professional sharers or families.
